“Am I entitled to a small rent discount from the owner / agent in rent if I pay a whole month of rent in advance during my tenancy? Or can I at least ask?” – Lisa (NSW)

Am I entitled to a discount?

We asked Managing Director at Murray Property, Michael Murray, for his advice on the opportunity to get a rent discount.

“Hi Lisa. For tenancies in NSW, tenants are not required to pay more than 2 weeks rent in advance,” Michael said.

“Whilst I am sure the owner and agent appreciate you paying monthly in advance, it is unlikely an owner would discount the rent unless this was negotiated prior to the commencement of the tenancy.

“I recommend you raise this with the leasing agent when you’re next applying for a rental property to see if the owner would be willing to negotiate if you paid monthly in advance rather than weekly or fortnightly.”
