“Towards the end of the year, I’m considering turning my house over to an agent in SA. What are the chances of renting out my house just before / during the Christmas period? Would it be better to wait until the new year?” – Owner, SA

The best time to lease your property

We asked Adriana at DIY Property Management for her advice:

“Business activity in general, apart from retail shopping, slows down during the Christmas/New Year period but that should not stop you from advertising your property during this time,” Adriana said.

“People take advantage of the break to organise and plan for the year ahead. This is also the booming period for interstate business transfers and when overseas students are searching for accommodation.”

Adriana said in this instance, it’s worth starting to advertise your rental property towards mid to end of November, even if you currently live or have a tenant living in the property, stating the date the property will be available.

“This will give prospective tenants and your agent time to show and inspect the property, prepare leasing documents and hand over the keys before Christmas,” she said.

“If you don’t find a suitable tenant before Christmas, you should have a healthy number of enquires coming through during the break waiting to be processed right after the holiday period.”

“This is the beauty of the internet. It is open for business 24/7 and tenants can send enquiries whenever it is suitable for them.”
