“How much extra should you be expected to pay for a property with air-conditioning included? If there is no air-conditioning, can I ask the property manager if the owner will consider it?”

“If the property doesn’t have an air-con and you would like one to be installed, it’s classified as a property improvement,” Sarah said.

“You can certainly ask the landlord to install one however, they may ask for some additional rent (anywhere between $5-$20/week, depending on the landlord).”

In some instances, the landlord may ask that you sign on for a further fixed term lease agreement.

“You can always tell the Property Manager to make sure they tell the landlord it will add value to their property!” she said.
