I already advertise my listings on rent.com.au for Free, what's the difference?

Whilst your office may already be listing your rentals on rent.com.au under our basic free plan, there are many additional benefits available under our premium plans to help you find tenants faster, get the attention of landlords looking for a property manager, and tools to help your team ensure the right rental price is set for your properties.

Rent.com.au runs marketing campaigns to help promote properties listed on a premium plan to gain maximum exposure, with your logo appearing on all your listings too.

How long is the contract term?

There is no lock-in contract. We are so sure you will love our premium advertising plans and their benefits we don't see the need for a lock-in contract. We just require 30 days notice, that's all.

Can I recover the advertising fee from my landlord?

Absolutely. If your management authority with your landlords give you the option to charge for advertising, we send you a listing statement detailing the upgrade and fee charged so you can charge your landlord if you wish to.

If course if you cover the fee you can still use this to show the landlord the extra you are doing for them.

Can I make the property a Feature Property?

Yes. You can upgrade any property to a Feature property, so it appears in the top section of the Search Results, before all other enhanced and free listings. Note that a fee is charged at the time of upgrade. You will receive an invoice showing the cost, which you can use to recover the cost from the landlord if you wish to.

These plans do not include any Feature upgrade credits like your current plan, however could be more suited to your business needs.

How does a premium plan compare to other online marketing tools?

Properties promoted via the Highlight Plan or Smart Plan attract more views and enquiries than standard free listings, and attract tenants who have completed their applications in full. Is my upload system compatible with rent.com.au?

If you use Rockend REST, Console Gateway, or a portal upload system you should be able to load your rentals to rent.com.au. View a list of all compatible systems.

What is the Highlight Plan?

For agencies who want to make sure their get noticed by tenants and landlords, this plan takes care of both for you.

Here's what you get with the Highlight Plan:

  • Our biggest ad size: All your listings will be enhanced to our largest format advertisement, with large photo. Your agency branding will also appear on all listings and search results, plus email alerts.
  • Flexibility: If you don't want a property to be upgraded, you can downgrade the ad to a basic free ad.
  • Old listings that go past 15 days on market are automatically pushed back to the start of the search results.

Promote your agency: You'll get:

  • A Business Profile page, promoting your property management services to landlords looking for a property manager, together with links to all your listings on Rent.com.au.

  • Fully branded listing in the 'Find a Property Manager' search, for landlords looking to appoint a property manager

How does the Highlight Plan work and how much does it cost?

The Rent.com.au Highlight Plan will automatically upgrade your listings to our biggest ad size (Enhanced) complete with your logo.

The ad stays upgraded until you have leased and removed the listing. If the property is still not leased within 15 days, then it gets pushed back to the start of the search results automatically to refresh the listing.

For any property you don't want to have upgraded simply downgrade the ad to a basic ad from the Listings page in your Rent.com.au Admin.

Each upgraded ad only costs $10, and you are invoiced in the following month for any upgraded listings in the previous month.

What is the Smart Plan?

Under Rent.com.au's industry-first "Leased or it's Free" model (the Smart Plan), property managers can list their rental properties with the biggest ads, on Rent.com.au, and will only pay for a listing when they find and approve a tenant through Rent.com.au.

How does the Smart Plan work and how much does it cost?

The Rent.com.au Smart Plan offers you and your property management team premium advertising at no upfront cost – and you will pay a low advertising fee of $75 for the property only when an approved tenant is sourced through Rent.com.au. No tenant, no charge!

When you approve a tenant, we will check to see if they enquired or applied through Rent.com.au. If this was the case, we will send you a confirmation email. Your office will receive an invoice for any approved tenants who were sourced through Rent.com.au.

You only pay the fee for the property, so even if there is more than 1 tenant on the lease, you only pay the one fee.

What if I got the tenant from somewhere other than rent.com.au?

We understand that you will get tenants through other sources. If you are on the Smart Plan our policy is you only pay for tenants you sourced through your advertising on rent.com.au. If you find you have a tenant apply via rent.com.au, and you were already contacted by the tenant earlier from somewhere else, you will not have to pay.
