A Rent.com.au survey has shown Melbourne property managers are buying more coffee in cafes than the rest of the country – 2 to 3 cups a day on average, in fact, compared with 1-2 cups in Brisbane.

The study, run in January 2018, canvassed Australia’s property management teams to find out how, where and when Australia’s property managers are drinking their brew – and how strong they like it.

RENT’s survey showed 43.1% of respondents make their first cuppa at home – the overwhelming favourite for Hobart agents, followed by picking up the drink from the local shop en-route to work (41.2%). Melbourne property managers are more likely to buy their first coffee of the day (63.6%) than make it at home (just 27.3%).

Adelaide PMs showed some resilience with the highest number proportion (40%) waiting until they arrived at work to make their coffee. The most popular coffee strength across the country was mid-strength (39%) but overall, most PMs indicated they preferred their brew to err on the strong side. Agents in Hobart took the lead for their love of strong coffees (45.5%)

What time do you get our coffee hit? 

Australia’s early-rising PMs favoured between 6-7am for their first coffee (28% of all respondents), followed by 8-9am (23%) and then 9am – 12 noon for the first mid-morning indulgence (21%).

Melbourne PMs like their coffee best between 8-9am (36.4%), Sydneysiders between 6-7am (25%) and life runs a little slower over in Brisbane (30.8%) and Adelaide (30%) with property managers waiting until between 9am – 12 noon for their first coffee of the day. An overwhelming majority of Hobart PMs make the most of early starts in beautiful Tasmania with 63.6% taking their first sip between 6-7am.

How you like your coffee

39% of PMs prefer their coffee mid-strength, followed by fairly strong (28%) and strong (24%). Just 9% of the survey respondents favoured a weak to fairly weak brew.

When it comes to strength, Tassie PMs take the cake. 45.5% of PMs said they want their coffee strong. NT (41.7%) and SA (40%) followed close behind.

How many cups do you drink? 

When asked how many cups of coffee they’d drink on an average working day, the choice was clear. The most popular go-to was 2-3 cups/day – almost half of PMs (47.1%) chose this option.

17% of PMs drink 4-6 coffees to get through their day, with the bulk of that number coming from Tasmanian PMs – Something to be said for their stress-inducing rental market, perhaps?

31.4% of PMs will drink just 1 coffee per day.

The most popular spot to hit up for the first coffee of the day was home for 43.1% of PMs surveyed, while the local coffee van proved least popular (just 2.9%).
